The city sits out on the Atlantic, at the end of a narrow spit of land, with Jerez, Sanlúcar and the Costa de la Luz around it. The province, though, wraps around the southern tip of Spain and comes back up the other side — which means it has two coastlines: the Atlantic to the west, and the Mediterranean to the east, from Tarifa up towards Sotogrande.

Two Coasts: Where in Cádiz Province We Build
For anyone weighing up Cádiz province, the Atlantic and Mediterranean sides are genuinely different places to own a home, and the distinction matters more than the distances suggest.
The Atlantic side — the Costa de la Luz
Wide open beaches, dunes and pine, the cities of Cádiz and Jerez, and the surf and kite towns of Conil, El Palmar and Tarifa. It is spectacular and much less built up, but it is also exposed: the levante and poniente winds are a defining feature, the Atlantic is cooler and rougher, and much of the coast runs on a summer season. The Mediterranean side — the Campo de Gibraltar
East of Tarifa the coast turns and the character changes. The water is calmer and warmer, the hills shelter the coastline, and the area runs year-round on golf, marinas and cross-border working rather than on a short summer. This is where our developments are, at the eastern edge of the province where it meets Málaga and the Costa del Sol begins.
Worth being clear about the geography: La Alcaidesa is around an hour and a half from Cádiz city and a similar drive from Jerez. If your idea of Cádiz is the old city and the Atlantic beaches, this is a different part of the province — closer in feel, and in driving time, to Sotogrande and Gibraltar.

The Setting: La Alcaidesa
La Alcaidesa is not a town but a gated coastal resort area straddling the municipalities of San Roque and La Línea de la Concepción, roughly ten kilometres north of La Línea and reached from the A-7. It is built around the two La Hacienda Links courses, with the Blue Flag beaches of Playa de la Alcaidesa and Playa de la Hacienda below and the cork oak woodland of the Los Alcornocales natural park inland — one of the few places in Spain where the forest runs down to the sea.
Sotogrande is immediately next door, with its marina, polo grounds and international schools. Gibraltar and its airport are around 20 minutes away, and Marbella roughly 30.
