Property for Sale in Andalusia, Spain

Andalusia is Spain’s southernmost region and its second largest: eight provinces running from the Portuguese border to the edge of Murcia, taking in Seville, Granada and Córdoba inland and more than 800 kilometres of Atlantic and Mediterranean coast. One Eden builds in one specific part of it, the Mediterranean coastline where the provinces of Málaga and Cádiz meet the sea, with three resort-style developments offering new-build apartments, penthouses and villas, generous terraces, sea views and full access to the All Seasons Premier Resort. Prices from €489,000.

Where in Andalusia One Eden Builds

Andalusia is large enough that “where” matters more than “whether”. Our developments sit on the coast, in two neighbouring provinces at either end of the Costa del Sol, each with a different character and a different set of connections.

Málaga province — La Cala de Mijas

The eastern end of our footprint, on the hills above the resort town of La Cala de Mijas, between Málaga and Marbella. This is the busier, more established side of the coast: a dense cluster of golf courses, a long promenade, restaurants open year-round, and Málaga International Airport around 25 minutes away. See properties for sale in Mijas for the area in detail.

Royal Palms Mijas

Cádiz province — La Alcaidesa

The western end, on the Cádiz coast between Sotogrande and Gibraltar. Quieter and greener, built around the La Hacienda Links golf courses, with nature reserves inland and sandy beaches below. Gibraltar and its international airport are around 20 minutes away. See properties for sale in Alcaidesa for the area in detail.

Both sit on the stretch of coast known as the Costa del Sol, which crosses the boundary between the two provinces. For the coastal view of our portfolio rather than the regional one, see properties for sale on the Costa del Sol.

Buying Property in Andalusia as an International Buyer

In Spain, some of the costs of buying are set nationally and others by the autonomous region, which is why buying in Andalusia is not identical to buying in Valencia or the Balearics. A new-build home purchased from the developer is subject to VAT at 10% rather than transfer tax, plus stamp duty (AJD), which in Andalusia is charged at 1.2% under the region’s 2021 Ceded Taxes Act. Notary, registry and legal fees are additional. Figures are indicative and current at the time of writing; your lawyer will confirm what applies to your purchase.  For the full sequence: NIE number, Spanish bank account, reservation, private contract and completion, see our step-by-step guide to buying a new build in Spain.

There is no restriction on non-residents buying property in Spain, and our team works with purchasers from across Europe and beyond. See also our guide to the buying process for foreigners in Spain.

Why Buy Property in Andalusia?

Climate is the obvious draw: around 320 days of sunshine a year on this coast. But it is rarely the deciding factor on its own. Andalusia combines that with genuine year-round infrastructure: international schools, private healthcare, marinas and golf on a scale found nowhere else in Spain. There are 108 courses as of July 2026, around a quarter of the national total, with roughly 70% of them concentrated in Málaga and Cádiz, the two provinces where we build. The Costa del Sol itself holds the densest concentration of courses in continental Europe. Four airports serve our developments: Málaga, Gibraltar, Jerez and Seville. The region is also large and varied enough that owners are not confined to the coast: Ronda, Granada and the Sierra Nevada are all comfortable drives inland.

For buyers, the practical appeal is that the coastal market here is mature. Rental demand is spread across the year rather than concentrated in a short summer, driven by golf, winter sun and long-stay remote workers, and new-build stock in gated resort communities is limited relative to demand for it.

Frequently Asked Questions

In two coastal provinces. Royal Palms Mijas is in Málaga province, above La Cala de Mijas. Serenity and Infinity are in Cádiz province, in La Alcaidesa between Sotogrande and Gibraltar. We do not currently build inland or on the Atlantic coast.

No. Andalusia is one of Spain’s seventeen autonomous regions, made up of eight provinces. The Costa del Sol is the stretch of Mediterranean coastline within it, running mainly through Málaga province and into Cádiz. All three of our developments are on the Costa del Sol, and therefore in Andalusia.

New-build homes bought from the developer are subject to 10% VAT plus 1.2% stamp duty (AJD), the latter set by the regional government of Andalusia. Notary, land registry and legal fees are additional and vary with the purchase. This is general information rather than tax advice. Your lawyer may confirm the exact position for your purchase.

Málaga International Airport is around 25 minutes from Royal Palms Mijas and roughly an hour from Alcaidesa. Gibraltar International Airport is around 20 minutes from Serenity and Infinity. Jerez and Seville are also within reach for a wider choice of routes.
